At Our Financial Health, we guide Section 8 voucher holders through every step of the journey to homeownership. Your voucher can help pay for a mortgage — and we make the process clear, simple, and achievable.

What We Do For You.

✔️ Locate you an apartment with your current voucher (so you’re stable while preparing for homeownership)

✔️ Help you port your voucher to HCR (required for homeownership)

✔️ Guide you through the HUD-approved homebuyer counseling course

✔️ Assist with mortgage pre-approval and connect you to lenders who understand vouchers

✔️ Support your property search and inspections

✔️ Walk you through closing and moving in

✔️ Provide credit, budgeting, and savings coaching along the way

💵 Fee Disclosure – Our Financial Health Homeownership Support At Our Financial Health, we believe in full transparency about our service fees. Please review this disclosure carefully.

✔️ What We Charge For We do not charge for your voucher — your voucher is free and administered by the housing authority. Our fees are only for support services that go above and beyond what the housing authority provides, such as:

  • Consulting & Coaching – Helping you understand eligibility, paperwork, and timelines.

  • Administrative Support – Collecting and organizing documents, scheduling counseling, and coordinating with lenders, inspectors, and realtors.

  • Education/Workshops – Supplemental training before or during the HUD class (budgeting, credit cleanup, savings planning).

  • Apartment Sourcing (if needed) – If you require us to locate an apartment during the 1-year incubation period before mortgage eligibility, we charge a broker’s fee equal to one month’s rent of the new apartment.

  • Service Fee Waiver: If you are already paying a one-month broker’s fee for apartment sourcing through us, our additional service fee is waived.

  • Real Estate Brokerage Services – If you purchase a home and a licensed agent assists, a commission may be earned from the seller.

  • Credit Repair / Financial Wellness Services – Optional add-ons if needed and disclosed.

💰 Service Fee Options

1. Flat-Fee Package

  • $2,000 total (if no apartment sourcing broker’s fee is paid)

  • $500 at signup

  • $1,000 after counseling & mortgage pre-approval

  • $500 at closing

2. Monthly Plan

  • $300 per month during the process

  • Helpful for clients who want smaller, predictable payments

3. Hybrid Plan

  • $500 upfront to begin

  • $1,500 at closing Pay most of the fee only if you successfully purchase a home

4. Apartment Sourcing Fee (if applicable) Equal to 1 month’s rent of the apartment secured If this fee is paid, the separate service fee is waived

Financing Options Flexible financing plans are available for eligible clients to spread out service fees over time.
